A Zero Down report shows the median sale price of a single-family home went from $399,910 in January to $444.630 in April of this year. That’s an 11% increase in just four months. With the busy moving season around the corner, this trend is expected to continue. In East Cobb, where average home prices tend to be higher, East Cobb News expects the appreciation rate to be 8% to 9% annually.

Home listings are selling quicker

East Cobb is known for its well-maintained upscale housing. Properties in the area feature modern fixtures, luxury amenities, spacious layouts, and desirable architecture. The same Zero Down report shows that single-family homes remained on the market for an average of 29 days in January of this year. In April, homes sold faster, spending an average of 13 days on the market.

Cobb County job and population growth

Cobb County’s population has been steadily growing. Population Review shows the population of Cobby County was 711,500 in 2013 and 789,600 in 2023. That’s a growth rate of about 1% every year. With a strong economy and promising job growth, the Atlanta metropolitan area is growing even faster.

According to Best Places, Atlanta’s job market has increased by 2.9% since last year. Over the next 10 years, job growth is predicted to be 46.8%, well above the predicted national average of 33.5%.
